Help to Buy

BUYING WITH HELP TO BUY

The Help to Buy Scheme assists First-Time-Buyers who are purchasing new build properties from developers by lending purchasers up to 20% of the purchase price of your property (or up to 40% in London). When choosing a solicitor to act for you when purchasing a property with the Help to Buy Scheme, it will be essential that your solicitors are familiar with the correct documentation and processes to ensure that your purchase proceeds as smoothly and quickly as possible. Our New Homes team have acted for hundreds of purchasers who have used the Help to Buy scheme and are happy to answer any questions you may have.

We are also able to assist you if you are using many of the other Affordable Housing Schemes and assistance for First Time Buyers, such as the Help to Buy ISA accounts, Lifetime ISAs and the Armed Forces Help to Buy Scheme. For a no-obligation quote please contact us on 01752 388883.

SELLING A PROPERTY WITH A HELP TO BUY MORTGAGE

If you are selling a property that has a Help to Buy loan on it, you will need to ensure that you appoint a solicitor who is familiar with the Redemption process. Failure to ensure that the paperwork is actioned at any early stage can cause lengthy delays. You will need to arrange for an independent RICS surveyor to carry out a market value valuation on the property.

Help to Buy publish their requirements and their information booklet online. This valuation needs to be sent to them, along with a fee for processing the redemption statement. You will also need to provide them with your solicitors details on the relevant form and then they will issue the redemption pack to your appointed solicitor, who will then correspond with Help to Buy and facilitate the redemption.

If you are selling a property and you took out a Help to Buy loan when you purchased, please speak to our specialist New Homes team on 01752 388883.

OTHER TRANSACTIONS ON MY PROPERTY

If you are separating, remortgaging or adding a party who will be a named owner of the property, and you have a Help to Buy loan, you will need to instruct a solicitor to act for you who has experience of dealing with this type of transaction to ensure that the legal documentation can be correctly drafted. To get a quote for our fees or to see how we can assist you, please contact a member of our New Homes team on 01752 388883.
